Methodology & tax data

Federal model: 2026 ordinary-income brackets; standard deduction of $16,100 single or $32,200 joint. Employee Social Security is 6.2% up to $184,500; Medicare is 1.45% plus 0.9% above $200,000 single or $250,000 joint. Joint assumes one earner and no other household income.

Automatic state estimates use the 2026 annual payroll withholding schedules for California and New York, rather than applying one headline percentage to all wages. California defaults to one allowance for single or two for married with one earner; New York defaults to zero allowances. You can adjust these under optional state payroll settings. These are withholding estimates, not final state tax bills.

California SDI is included at 1.3% of wages. New York includes paid family leave at 0.432%, capped at $411.91 annually, and a standard disability contribution of 0.5%, capped at $31.20 over 52 weeks. Exempt employees or those whose employers pay these contributions can exclude them. Texas and Florida use 0% individual state income tax. Other states still require a manual effective rate.

Local taxes, including New York City and Yonkers, are excluded. Assumes full-year residence and employment in the same state, regular wages, no additional deductions and no other income. Pay-period results divide the annual estimate evenly and will differ from individual paychecks. Data checked October 2, 2026; tax tables require annual review and do not update automatically.

Mortgage calculations

Payments use fixed-rate monthly amortization, with payments at month end. Extra payments reduce principal. Taxes and insurance stay constant in the model; PMI, HOA dues, closing costs and maintenance are excluded. CSV amounts are rounded to cents while the model retains internal precision.

Currency reference rates

Rates come from the European Central Bank via Frankfurter. Responses are cached on our server for six hours. The converter starts with a bundled ECB reference-rate snapshot dated October 2, 2026, without an API request on page load. Refresh rate & convert requests the API; valid results are reused in memory for six hours. API rates more than seven days old are rejected. If refresh fails, the dated backup remains usable and is labeled historical when older than seven days. The backup requires manual maintenance. Weekend and holiday rates may refer to the previous business day. Transfer fees and spreads are not included.
